Bottom line is buy as big as you can reasonably buy once you are out of small multifamily. 

That said, I’m assuming that someone must be buying these wholesale properties.  

What would I need to do to structure the note in order to have a note buyer come in and buy the note or buy a partial enough to pay off the 215k at closing and still have some difference coming to me or the note revert back to me after the partial was paid for. 

The type of home you buy determines the tenant you get.

If you're planning to buy in the US, there are programs for those that aren't US citizens.

Buy properties with more and more units.- Can also try to do seller financing, but much harder to find.

For me I would not buy a property with zero or negative numbers. 

The early portion of my career was buying turnkey rentals, like the one you described.
