We pumped the brakes before buying any other PMCs at this point because most of them had a reason to sell, which we found out through due diligence (this guy is 76, so that's a pretty good reason). 

I have come into some inherited properties and want to use these as a launch pad to grow into a real estate investor. 

Do you have someone come in and change the locks and place a lock box or key pad so they can self show the property? 

If I were out in Lockwood I would think about doing an RV pad and renting it out, a hip camp site or two, or maybe even try to make it a destination like the Twisselmans did in California Valley with their yurts to get started with some passive income. 

I always pad a little incase of evictions.

A little padding of $15k per property is about half of that equity. 

Modulars are built with 2x4's (Cavco offers the option to upgrade to 2x6's and IMO is the best modular home maker). just like a house and can be placed on a pad.
