The only way to be 100% safe from an unstable/violent tenants is to not own rental property in the first place.

As Property Owners are we supppose to permit violent criminals into our properties and put the rest or our tenants at risk?

The majority of the concerns I see in the UNLV area are pan-handling, not violent crime.  

Honestly, whether they make enough income for the rent, and whether they have any violent felonies/are a sex offender is all that should matter.

I am sure most of us are torn between not wanting World War 3, but wanting to stop violent dictator from taking over large parts of the world even if it means war. 

Also, the campus area shows a lot of crime, but that's probably drunk college kids getting into fights or vandalizing.I would say stay away from Hilltop, Downtown, Old Towne East, and South Linden, that is where the majority of violent crime seems to be happening.I know there are some property managers in the area who would argue that even OTE has good investments for buy and hold.
