Las Vegas near University?

Question

Hello,I am looking to buy an investment property near Las Vegas University? Any insight on the area? Anyone know a real estate agent in Vegas that specializes in this area? I am looking for apartments that I can rent to students primarily; studios, one or two bedrooms. I would also be interested in a small multi family. I am happy to hear any advice about Vegas investing!Thanks

Bon jour, @Maura Covaci ,Congratulations and thank you for thinking about investing in UNLV student housing. You may or may not know; but, this year, UNLV accepted its first class to its brand new Medical School - which is off the main campus, and a very long walk north and west to West Charleston Blvd and Shadow Lane. This area is a bit more upscale - but so are the students, so rather than dealing with undergrads, look to deal with graduate students focused on their medical degree studies. But wait! There's More! The new med school is next to the popular UNLV Dental School, too - with even more grad students looking for nice, student housing!There are few if any apartments in the immediate area, this part of town being primarily its medical corridor.So -- Happy investing! ... and don't be a stranger - come, visit, and enjoy Las Vegas and write the trip off as a tax deductible business expense for the American investment company you will form. You can get a studio for $199,000 at MGM Sig. Still way under replacementt value. Prices are on the way up-Methinks!

Salut, Account Closed! UNLV area has a nice variety of multifamily, small single family, townhouses, and condos. The University is investing heavily it in its own facilities. I like to follow the big money and I feel UNLV's self-investment will bode well for the area by attracting more and higher quality students (tenants). Private investors are taking note and the first ever on-campus apartment building is being constructed with a mix of private and University funds. Thanks Cheechee. I don't know Vegas at all so maybe im better off investing in the southwestern part to start off. If you know a real estate agent in the area im looking for one to get started.

about six months ago my son(university grad student) and I looked at a foreclosure townhome near the campus The property was vandalized and a squatter was living there The price was only 70k which I thought was a good deal but my son would not live there It is probably worth close to 100k now

If you are not familiar with the areas I suggest using a crime mapping website that will show you the recent crimes in the area. This will allow you to compare it to other areas and see where you want to invstest in.
