As far as the rental, start peppering Craigslist, try inexpensive ads like Thrifty Nickel, put for rent/sale signs out, post signs at your local grocery stores, and ask everyone you meet to help you find a tenant or buyer.

You take a canister of animal pepper spray with you -- you can get one on Amazon. 

We had purchased a large package of laundry pods, a nice (yet disposable) salt and pepper grinder set, and a large bottle of olive oil. 

I don't even water my garden and it produces a ton - tomatoes, cucumbers, eggplant, carrots, peas, green peppers, squash, YUM!

Driving for dollars is something I am looking at for my next purchase, building a database of properties I'd purchase and peppering them with marketing materials.
