how much to provide for a good tenant
I am a brand new real estate investor. I purchased a duplex with a current very good tenant two months ago. I have put nearly $`13,000 in electrical rewiring of both units, painting, new ceiling fans, and a new hot water boiler for the un-rented unit. My tenant would like me to put in a food grinder in the kitchen, and i am still finishing up with this all off this additional costs, should i acquiesce to this request? where is that line drawn where the tenant can purchase such amenities versus me purchasing because it is a good investment? The tenant, a graduate student, his wife and 2 small children plan to stay for an additional 2 years.

I remove garbage disposals, even if they're brand new. After I received a call that "it don't be workin", I found that it was full of chicken bones. Since then, those come right out. Ceiling fans too.
