Wouldn't have been so bad if there wasn't a large, obvious triangular patch of dead red grass where he was opening the door and peeing. 

As a matter of fact, i never even factored in snow removal and landscape (even thought its a small patch of lawn and some bushes. 

I would use wood filler to patch the screws, then prime the ceiling with a stain blocking primer.

Putting in curtain rods means we don't have to patch holes after renters move out.  

Basically what it needs is trim, new doors, interior patching and finishing items with moldings etc, and a little exterior work.My question, I have contacted a couple different banks to start the refi process.

They should know and understand how to get you thru the rough patches and equally important, they will make sure you dont get arogant or cocky as a result of a single success. 

Something goes wrong such as big repairs, tenants not paying, etc, there's no other properties to help you through the rough patch.

I would dig out the loose stuff and patch it.

BP Members,Unfortunately have had a bit of a rough patch with 2 separate tenants and I am preparing for suing for non-payment.A peterborough tenant has already been evicted but I cant find their new address in order to sue.

Also think about turning a unit, doing repairs after someone moves out (think patching holes, touch up paint, basic landscaping) can easily run over $1,000.
