Hi Justin,We try to use the same agent all the way through...it's dual agency in my area, so they represent all around.In doing all this and running into things this week, I realized that I could just propose to the Realtors that are giving me some slack that they are to only get the 5-6% on the lower transaction buy side, and we'll sell on the b-c side without them.Maybe once they see getting 6% on 150,000 as opposed to 6% on 180,000 is a crap deal, then they will be happy to get the 6% on the back end.

You only mention having the sellers agent or dual listing agent bring you a property, there are agents such as myself who represent the buyer and go and find off market deals and have the seller represent themselves or use there own agent.

It does not matter whether it's a dual agency or not.In fact, I've been asked by a seller to do a reduced commission amount AFTER contractually agreeing to 6 percent, because the accepted offer was a dual agency where I'd be representing the buyer.
