Just throwing things out for consideration as I know when an opportunity comes along, we tend to get tunnel vision.

Find an agent or team that shares your vision rather that sitting on the opportunities that you have.  

I have my vision but really need to iron out the data. 

My intent is to use turnkey properties to start my practical education on long term buy and hold rentals.At this point, I am going through the forum and blogs to try to clarify my vision of my goals and business plan.

Relationship... consider it depending on circumstances and experience in peripheral areas surrounding investing.  

As a landlord I try to filter out all the peripheral information that people use as explanations or otherwise contribute to a discussion.

It gives a great overview of all areas of real estate, and this will allow you to narrow your vision to one area of real estate. 

Hopefully they are not selling this vision to other unsuspecting investors.
