Ive got 3 properties with tenants but no movement?!?!
Hi Bigger Pockets Fam,
I thought I would jump on here and see your advise. I have 3 properties under contract, 2 of them have long term tenants paying monthly rent. The other house, is vacant but we have a tenant ready to move in. I am trying to wholesale these deals out however they arent moving as fast as I anticipated. I thought, the # are good, the neighborhoods are decent, and the properties need very little work. Less then 10K on each. One properties doesnt need any work. I am starting to questions, Do investors prefer deals that are vacant or has a long term tenant? I'd like to know your opinions.

Rafael Kyle I am a buy and hold land lord and I have 7 out of state rentals. Based on the numbers you have shown here (and they are incomplete, no taxes, insurance, utilities, maintenance, property management, etc etc.) I would not even give these another look. They don't make the 1% rule and don't (based on what I see here) look like money makers either from a cash flow or appreciation view point. The MLS is full of properties like these. Why would I buy these from you and pay you plus the realtor? If I was looking for a turn key I would look for a higher cash flow and one that's already rehabbed. I.E. I would go to a turnkey provider. What you are selling here appears to be full priced rentals that have deferred maintenance. The ARV's arn't enough to sell the properties and recoup your initial investment, same as any turnkey property, but from the numbers you gave I'm guessing these won't cash flow either. Those prices and returns are competing with every other property on the MLS in a dozen different states. I'm not trying to be mean but IMO that's why they arn't moving. RR
