I have had a few guests message me privately to say the cleaner didn’t do a good job, fridge wasn’t clean, some dirt on the floor etc.

Do you budget things such as new light bulbs, faucets, toilet flappers and water filters in the fridge as capital expenditures?

It has a renovated basement with its own entrance into the backyard, washer/dryer, fridge, electric oven and microwave.

-Sexist remarks (will refer to either old 'male' owner or would prefer to speak to my dad who helps on occasion)The last few straws were when I purchased a new fridge he requested and even with advanced delivery notice- refused to let the delivery men in because of their skin color. 

Good restaurant menus, special  stores, fliers for experiences like zip lining, contact info for grocery stores, or what ever.You could add some check out instructions on the fridge.

We had designated fridge and freezer shelves.

I would like one of the cabinets to be a panel ready mini-fridge that is built into the cabinets (because the kitchen space is small).

Did you divide the fridge into sections for each tenant? 

There's a loft upstairs that can be used as a living room and I can add a microwave and fridge to the laundry room, and the entrance would need to be shared between myself and the tenant.- Rent out the entire kitchen, living room and upstairs and I live just in the bedroom and garage.
