I then checked again today as I was getting ready to pull the trigger and their rate went up to 4.375%.. 

If this happens that might also trigger mortgage forgiveness also for the time being.

You never know if rate decreases will be fleeting or long term, so it is best to be in a position to pull the trigger when the rates fall.  

I'm happy with the deal I've negotiated but feeling reluctant to pull the trigger on this one.

Glad you weren’t hurt or didn’t hurt someone else but to be honest you could have done more to make sure no one was seriously hurt in the moment... someone could have seriously been hurt with minutes ticking.First thing’s first don’t know how you’re unloading your weapon but your finger should be no where near the trigger when unloading.

Hello BP Community,Anytime I am analyzing a potential investment property, the 1% rule lingers in the back of my mind and makes me hesitant about pulling the trigger on a deal.
