Sorry for the rant, I do have thick skin and brush off those that act in such a manner without care.  

For you to paint such a broad brush, when you yourself don't seem to fully know what you're doing, says more about yourself than him. 

So the question is, how to locate investment funding with 2+yr terms at 12%, a simple static 12% secured via the portfolio?????

In the amendment, the rent would be a static amount as it is now, but to cover utilities it might make sense to take an additional deposit based on the last 6 months average utility bills and have them pay the average each month until they're able to resolve their issue or the lease ends.

hi @Gary Threadgill , sounds like you might want to brush up on the basics.

I can't tell you much about Miami, I've only been once or twice - just be sure to brush up on your Spanish before you go down there, it's the official language!

As an added bonus, it's directly west of Lyndhurst and shares its school district (Brush).

You can also buy a product to put in the oil base paint to thin it and make it easier to work with a brush.  

I'd recommend you spray (instead of brush or roller) for a perfect finish.  

Brush up on eviction process from not until then, so you are ready to serve them ASAP.
