Hi Everybody!

I'm Steve Mizer from Cleveland, OH and I just recently joined BP. The content of this site is amazing! I have already read the Ultimate Beginner's Guide and I'm loving the podcasts.

My wife and I both work part-time and volunteer full-time. It's a passion of ours and we'd like to be able to devote even more time to it while having the flexibility to share our time and efforts overseas as well. We spent 9 months in Europe doing our volunteer work and would like to go back for a few months in the next year. On that note, I had an epiphany within the past month or two realizing, "Why should I have to pay rent for 3 months while I'm not even living here? I could buy a duplex, pay rent to myself, and have someone else pay the mortgage!"

So needless to say I would like to get into Buy-and-Hold REI and build a self-sustaining empire to give me the time freedom that I need. However, I'd like to do this without jeopardizing the current time freedom I already have for my volunteering. I understand there will be risk involved, but I'm willing to start slow to minimize the risk.

Well that's my shpeal! I'm excited to get started and to share my experiences, hopefully contributing something to this awesome site at the same time!!!

    @jscott and BP put out two really good resources you can buy them right on the site and I own both and although I have done some flips and I really benefited from his two book The Books on Flipping Houses and Estimating Rehab Cost In addition I can help with the construction cost and even provide good sub contractors for whatever type of job you have. The two things that worries me about Euclid are: The point of sale (One of the worst cities to deal with) and Schools (They just seem to be getting worse) but prices are low there. I really do not know a lot about Lyndhurst but I can certainly give a look at any property and help you with the ARV. Once you get one I can show you have I determine the ARV using comps, the county website, and neighborhood grade. Im usually on the conservative with ARV. I would suggest reading both books above first and if you have any questions please don't hesitate to ask me or give me a call.
