We like to say good insurance is the second of the "five pillars" of protecting your assets, so while it's very important and helpful, even a good umbrella policy is only part of the picture for "complete" protection.The first pillar is avoiding unnecessary and risky activities (don't drink and drive, insurance generally won’t cover your poor decisions) and take good care of your investments(maintain your property, etc) - these simple steps will help you prevent lawsuits before they even occur.

Cowboy and Indian stuff, Mexican influences are huge there, so add color that way.Take out the shelves (unnecessary) and use that area for a little kitchenette.

That’s just unnecessary friction.Or if they are paying electronically, they have to use the Equity Trust Platform, I believe, not sure if they’ve changed that.So do your research on which has the easiest most responsive platform for moving money in and out.Equity Trust also takes a long time to process new investments so I’ve actually had them wire loan proceeds far in advance of closing to my attorneys office.Consider using Checkbook IRA, this will solve all of the difficulties you described.

I feel like this involves some unnecessary work as not everyone will need them.I am thinking about just doing a letter that tells the residents they need to request one if they need it and I will be happy to give them a completed one.

In either type of 203k loan, all the work will have to be done by an approved 203k contractor. they prohibit any work to be done by the buyer because that adds unnecessary risk that they refuse to take.
