Tenant not payed and not answering, help!

I am new to managing properties and only managing this one.   I have three properties and one is local and I inherited this tenant from the seller.  first month she paid on time with zero issues.  The previous management company had to refund the deposit  directly to her and she had to give it to me and that was a task that took over a week to get her to hand over.  now two weeks later rent is due and she isn't replying and when she is its angry.  todays the 5th.  should i start eviction tomorrow?   On a side note i know she is having a dead beat boyfriend stay there and maybe her sister.  and the lease was for 1 person.

sounds like Angela needs an attitude adjustment ASAP ! You need to gain control and quickly to set the standard and be out back in the power position . Immediately send out a notice for a late fee and followed up with a quit or pay . When you post it up on the door be sure to use a highlighter on the word eviction whether it appears for a nice visual effect . Angela needs put back in her place . You call the shots not her it’s your house . Fear no tenant
