It provides a better, more enticing solution to shopping exactly what we want (privacy, features, size, cost, etc) and getting the best and most memorable outcome.

So, a question to ask is how long they have had the property, or you can look it up.Another issue is too much down often entices shyster investors to take your money, design a default, take the property back and repeat.

No need to lower your rents in order to entice someone to rent from you.With that said and done, during the winter months, it does help to offer an incentive.  

I only tell you this to entice you to get back out there and do it again.If you ever want to meet up I do a real estate meeting first Wed of each month at 128 Center St ( at the Hub Cap ).Also do an invested radio show every Sat morning at 10AM on WELI 960AM.Would love to have you tell your story to others on the radio or at the meetng because it is really awesome what you did.Again, great job!

I know there are a ton of naysayers out there about East Cleveland saying the area is a lost cause but that is what is enticing me to the area.

In Ames it is very enticing to flip instead of BRRR as the rental rates are low and property values are high so just trying to maximize my capital on a BRRR.

I also advertise for my open houses throughout the neighborhood and community, including the closest apartment building to entice renters to buy, just to name a few.  

Guys,thanks so much for your input.It is much appreciated.I think the less business related the envelope looks,the more likely it is to be opened.I guess that's the main reason I use the commemorative stamps.Metered stamps are enticing, with the cheaper rate but it may make the envelope appear business related hence a lower open ratio.

As far as wholesalers saying they would buy with or without a tenant is just a strategy we use to entice sellers to sell their property if they have bad tenants.
