A few initial gems I've found are in locations that are away from a public water line.

All of this is of course speculative and you absolutely could have tenants in South Dallas that rent for years at above market rent and treat your rental house like an absolute gem - I'm just speaking in general.

this typically puts you in a single door, top freezer small unit.I found this gem, the LG LFCS22520S which is a 21.8 Cubic ft French door, bottom drawer that fit the bill and is short enough to fit under 68 inches. 

I would really like to network with an investor friendly agent or any investors who can drop a few gems of knowledge on me about the tampa area.  

You could do a lot of due diligence and find a gem, but there is a lot of competition right now.  

Don't discount MLS if you know how to find the hidden gems there.
