Tom GoansNot my first rodeo.Tax Sales are like the Wild West:There are no Seller Disclosures, and no laws requiring Seller Disclosure.The law does not recognize that some tax sale forfeitures are voluntary.There is no 3 day rights of recession.Sales are all cash, no opportunity for mortgages.Most of the sales are bought without an interior inspection, no home inspections here.

If you are willing to go just a wee bit further north, homes are very affordable and more year round with snowmobiling/skiing in the winter, color and hunting in the fall, beaches and state/federal parks in the summer, and mushrooming in the spring.

Just based on my own wild guesses as to what that basement work would cost (I'm guessing $40 to 50k but not sure at all) the place is somewhat overpriced right now, but assuming it keeps sitting and they know they have a real lemon on their hands, they'll let it go for a lot less.

I can remember lenders competing for a 40% LTV HELOC (or even a 1st Position 40% conventional) like wild animals.The irresponsible acts of some have ruined it for the rest of us.Hopefully some sense of normalcy will return at some point.Thanks again.

Customers aside, there are a couple avenues I would personally explore in your situation.First off, let's assume you have good credit (750 or better - I know this can be a wild assumption), get financing at 4.5% amortized over 30 years, and the bank uses next year's tax rates (taxes in Philly are inconsequential right now but AVI will come into effect next year and taxes will be jumping up - we'll use 1%).
