Shelter is a great company, but I would ask for their Broad Policy that covers • Burglary/Break-in damage• Falling Objects (like tree limbs)• Weight of Ice and Snow• Freezing of Plumbing• Accidental Water Damage• Artificially Generated ElectricityIf something happens to your home that's not on the basic list you won't be covered.

Ive heard so many people say cash flow is the icing on the cake or its what prevents you from losing your properties in a downturn, I agree .but unless you have tons of doors or properties producing tons of cash flow its pennies compared to what appreciation can do for you.

Refrigerators might only last 7-10 years (if you get water/ice in the door, otherwise they too will last 15-20 years) and even some laundry appliances only 10-15 years.

However, the norm is to get snow on the ground a few times a year and it might ice up, however the ice is usually melted by mid day the next day and everything is good.

I was going to stay and visit for a few days, but since I could not get my vehicle up the hill and since there was no legal place to park at the bottom of the hill I drove back to Los Angeles and my ex-wife knows better now to ask if a place she is renting is on some sort of hill we cannot get to when their is ice and snow on the road.I will guess that properties on a hill have a more=beautiful view, but are definitely less desirable for unhealthy people.
