I'm amazed at @Timothy Grothuesmann's apparent ability to do so but then, he's almost retired and most likely senior personnel with short timer's disease and more time on his hands than someone who has "awhile to go before" retiring. 

Also, check out FIBI Pasadena, the LA REIA which holds meetings in Arcadia and the Invest Club for Women in Glendale (men are welcome at speakers and events) I believe there is another group as well, that @Timothy Ryan might know more about where you can go visit actual flips and projects they are working on.  

The books I purchased are Think and Grow Rich by Napoleon Hill and The 4-Hour Workweek by Timothy Ferriss.
