The first scenario is to file for non payment eviction and the New Jersey Court systems.The second scenarios to hire another lawyer that knows what they're doing and specializes in just real estate transactions.

This borrower in Jersey buys as  many properties that fit his numbers from Sheriff sale, and then decides what he wants to keep.  

There also aren't many wholesalers that I know of in my specific location to begin with, there are in northern New Jersey, but that is too far for me to commute.

I don't know that town though my dad was born there, but much of North Jersey is overpriced now as far as cashflow goes.
