Randy F. Toilets... To caulk or not to caulk...

The smallest rocking or twisting could result in compromise of the seal.Now, on to my reasoning for why a leak causing a rotted subfloor is no excuse not to caulk toilet...It has never made sense to me that we take a shot in the dark and then neglect to take a step that can prevent the leak in the first place.

But, I have one outstanding question about additional mailers to those who DON'T call in when they're first contacted by yellow letter.I've heard that some investors send a second mailer out to their list 15-30 days after the first that is a standard yellow letter with a twist: it's crumpled and opens "why did you throw me away?"

I know it sucks, but things can get twisted around so badly in these transactions that make the investor out to be a shark when all they were doing was to try to help.I suggest to just buy the short sale and do a fix and flip, fix and hold, or hold for the specified amount of time the bank is requiring and then resell.I do rent houses to my short sale homeowners all the time, but I never rent to them the house that I am short selling.
