I also make sure to drive my $2,000 car to the property to do minor repairs myself and dress is very inexpensive clothing.  

Wear comfortable clothes and old shoes as we might be on a construction site or rehab or two.

If you make decisions, or if you predetermine future events based on the way they "sound", you are going to miss out on a lot of great opportunities.If the first time anyone heard any of the following statements:1 - I can build a set of monkey bars, out of wood, wire and cloth, and it will allow me to fly,2 - I'm going to take a bunch of "1's" and "0's", string them together in different patterns, and it will allow me to think about anything faster than the speed of light.3 - I'm going to eat a white oddly shaped ball, that came out of a chicken's....and it will taste great.4 - I'm going to collect and drink a whitish liquid that a cow had sprayed on the ground, and it will taste great....the words, "it sounds too good to be true" were overheard, and none of the above were done because everyone that heard those words believed them, we may never have the use of a computer, and airplane, and would not have been able to eat breakfast when hungry.Money doesn't make a noise, so money decisions shouldn't be based on what you hear...but by what you see.Credit cards work, if you are disciplined enough to work fast enough to pay them off before the interest kicks in.  

Life is survival in some ELEMENTARY schools.In Wallingford, the kid's eat expensive organic snacks and wear name brand clothes.

I would not finance the $70 as Rent, but I have Financed the Security deposit, its not the best situation, but if they have a clean background, and are just having a tough month with moving and all, maybe they will be good, its a roll of the dice,  i guess a good way to tell is their car and cloths, are they in new name brands and wearing $300 shoes, driving a new car but working as a cashier. or burger flipper?

Here comes the question.....The kid had the sack to call and leave me a voicemail today (no apology for being a white trash loser and damaging my unit of course) and asked if I would let him in to "get some clothes and stuff".

Long story short is that about 18 months ago I started buying and flipping homes (instead of apartments since the apartment market didn't really have any good opportunities here in San Diego).We have only been buying and flipping and one of the main reasons is that is where I am getting my income (wife likes to shop, kids need all the cool clothes, you know the story).We just closed on this jewel https://sites.google.com/a/gabhartinvestments.com/3484-martin/ a few days ago for $130,000 and it was renting for $1,900 (horrible neighborhood).It was an INCREDIBLY good deal for cash flow considering properties rarely have cash flow in san diego.

Then, you tell them they get to buy their own clothes and food!!

They have roaches and the place is strewn with clothing/garbage.
