Most Tenants have chaotic unstable lives and move every 18-24 months .

As for the builder (or any prior owner), if there's any information that the land may be unstable or require additional reinforcing when a structure is built, and that information is not disclosed, then that builder or prior owner will be liable.

Drug use is nothing to play with and makes people very unstable.

Comps are probably unstable, hard money is locked up (so I hear), so it seems like most investors need to be making a cash play in an uncertain market.

There is no question that you can achieve higher cash flow through POHs, but it is extremely unstable.

So, @Tara Ballenger, are you saying that you (or the potential owner) has no income or unstable income?

My younger brother is pretty useless, into drugs, unstable, does not work. 

I was planning on having a family member cosign for the property since I have had unstable employment due to the heavy workload in college.

It’s a shame for the sellers, but if a buyer buying a home at a discount today is helping to relieve a seller’s financial worries during this unstable time in the world, even if the property sells for less than the seller may have initially hoped, then this can still be a win-win.
