My mind goes to either1) Sneaky Rental tactic: Upgrade your primary home at prevailing rates, however unattractive they might look relative to your 2.2% rate.

Local knowledge may be very beneficial.Given that you said that house hacking is a possibility, look into marketplaces where this tactic is workable.

@Mark Faustrum Got it , I was confused by the name of the company :-) yeah that is even more horrible , but bait and switch is a common tactic for some bad lenders .
