I'm also suspicious of the $170k gross number (pre-amenities) - that's a VERY high projected number.

I'm so suspicious of NAR numbers that I would have a hard time believing anything they publish.  

Realtors are not really allowed to do this, but....it happens.I'm always suspicious when I go to make an offer on a property that has been sitting idle for a long time, but just happens to be under contract when I go to make an offer.

I find it highly suspicious that the agent showed you the property at 15 Ridgeview Way but was then able to sell you 15 Ridgeview Ct.
