I wasn't sure if strengthening a lease would add more security if something negative were to happen.  

You either need to find properties pre-market or find ways to strengthen your offers on the few good deals that make it to MLS.

If I were the underwriter, I would want you to document that you have been receiving the rental income-not a guideline but can strengthen your case for review and approval.

I treat my tenants like business partners and showing appreciation goes a long way to strengthening that relationship and building good will.
