If finding strangers to move into a house you've never seen, will never live in or vacation in is ones idea of "fun", then great but why not transfer homes into federally insured vehicles, some of which are protected against creditors and lawsuits.

That way, if something ridiculous happened -- like a neighbor's dog attacked a stranger on my duplex's front yard and the stranger decided to sue me -- I was insured up to my entire net worth.In my opinion, insurance provides better protection than an LLC.

I sold a property that was adjacent to the scenario you described and it was overall a negative experience from seeing strangers in the lobby area 'hunched over' and walking by some zombie like people.

It's a really unique vibe that I don't get from any 'similar' groups.They do have some great online courses, but a few times a year, they also host 3-day retreats in different cities for 17-20 strangers, who seriously do leave with lifelong friends at the end. 

All the YouTube "gurus" tell you to find a mentor, but nobody is going to mentor a stranger.

That's a lot to ask of a complete stranger!

This is not for everyone but if you're OK with contacting strangers, you can start with Zillow FSBO listings, contacting local homeowners (door knocking, cold calls), different forms of marketing to direct sellers.All the best!

If you just overpaid a professional stranger, then I don't know.
