If it were gas power, I would be more concerned about proper venting/carbon monoxide etc.  

Currently, I have a 6 bd in Carbon County Helper area under contract.

If you're considering the Illinois side of the river, O'Fallon, Glen Carbon, Troy, Edwardsville, and near Scott AF Base are good areas.

Not only smoke detectors but carbon monoxide as well (10 year battery).

Never done it myself, but my guess would be that if your signed Contract only shows the price you agreed to pay, rather than the price you intend to sell it for, then the Contract that you make your Buyer sign will be a "carbon copy", except with you as the Seller and quoting your new-improved purchase Price?

I could careless if the door is made from paper mache or carbon fiber when it comes to durability.

It does burn cleaner than longer chained carbons because of reduced cracking.

If the unit is located in a moist location the burner plate will corrode faster than normal and be more likely to throw off the tune of the unit and lead to possible excessive carbon monoxide.

OR better still, insist that you must check the carbon monoxide/ smoke detector  yourself periodically, that way, you could just call the tenant on your way to the house ans that is the only way to know exactly how they live.Good luck!
