How to build/target/6 bd older sfh in carbon county Helper, Utah?

In the beginning, I was having a hard time finding motivated sellers with deep discounted homes. Now, I'm struggling with finding buyers for current properties I have under contract. I've been able to get a few homes under contract but not able to find buyers. 

Currently, I have a 6 bd in Carbon County Helper area under contract. It's older but in fair shape, over 2600 sq ft. It is in a family friendly neighborhood, next to an elementary and park.

I do have a buyer's list but I've not been able to find homes in their areas.

I also have a hard time with focusing. I seem to become very easily distracted with many different real estate niches. Can someone give me advice on becoming more focused and organized? Also, can someone tell me how to target market? And how to build a targeted buyers list?
