Consider a market that you visit often, have family in, went to college at, spent time in the past.You will have a better sense of what the good / bad parts of town are compared to a city you never visited.Best of Luck!

(I recently saw an article in Forbes talking about the Bay Area’s shifting market) And if you aim to hold properties long term, keep your eyes on towns around the Bay that have had consistent rent growth.Here in my home market of Phoenix, I see investors branching out to places like Austin, Chicago, and even Omaha from what Ive heard because they recognize how trends can shift quickly.

MetroOther developments on the horizon that should continue to lead to the success of the area are Alexandria Virginia’s massive success so far, most notably the completion of the Hazel tunnel in May of 2024, in it’s AlexRenew program to make the Potomac River swimmable and fishable by 2040 (Source), the new Rivana development next to Reston Town Center, which will add a 9 million square foot development to the newly expanded Silver Line Metro, the first Phase including 2.7 million square feet expected to be delivered by 2027 (Source) , and a 8.1 million square foot development from JPG Smith in Potomac Yards Alexandria next to the new Innovation Tech Campus and brand new metro station in the coming years (Source).

The reality is that this isn't people crashing on the couch while we're out of town anymore. 

If you've already reached that end - ie if $4 million is enough principal to create residual income that you won't outlive - then I don't see any good reason to be buying out-of-town properties that then have to be managed properly to preserve your investment.

Already, it's pushed out-of-town investors to focus on student housing where GC has less of an impact.

The town of Speedway itself is difficult because of the price points, but it has a really good ROI. 

Since we're In a college town, a majority of our travel demand revolves around the Texas A&M University and the university's events.
