@George V. - The lease strongly suggests renters insurance, but does not require it (lesson learned!)

The only thing I have to add to @George Skidis is that Wyoming does not have a tax, and the annual fee is usually only $50.

Sorry you are in this situation George but at least you know the way through it is forward.The divorce shouldn't stop you from doing any deals.
