My wife is a graphic designer and would like to design our mailers herself, but I don't know of there is any value in that vs the tried and tested. 

I'm a professional graphic designer, so at least I know I can make a good looking mailing.  

I also learned a lot from the articles and videos over at Seth Williams RETipster blog, that is a great resource.I have a full time job, so driving around and looking at houses trying to wholesale them, or undertaking a massive flip project just wasn't a viable real estate strategy for me.

I have always found this graphic to be the best representation.

Hey @Jacob Whitbeck - If we decide the Old Ranier Brewery offices are a good spot I'll just run it by the building manager to make sure we're not breaking any rules (Covid has turned everything on its head, so there may be precautions and group size limits they ask us to undertake). 

I know that you have a positive attitude and the dopamine hit from learning all of these strategies and the endless possibilities make you feel good - but this is a serious undertaking.

Then, at that point, I bid the venture out with the plan of observing the best worker for hire for the task, one who needs the undertaking the most (out of the blue).
