Building a duplex

I am curious to know what more experienced investors think about building a duplex for my first rental property. 

I have looked at my areas market and there are very few duplex’s in my area and the few that are in my area are in not so great parts of town and I have heard location is everything in real estate. I live in a small town but I think it has promising potential for growth because we have one of three gates to a military base where all Army pilots are trained (Fort Novosel previously named Fort Rucker) both my parents work on the base as civilian contractors and it is one of the highest paying aviation jobs in the state and is also a government job so has great benefits. 

My city has been building new restaurants, houses, apartment complexs and more so I believe this area will grow. Not to mention the other two gates to the base are in neighboring cities that I believe to be not as nice and have far less not to mention older restaurants, houses, apartments etc. 

If anyone has any advice as to whether they think I should build or look into re-zoning a single family home please feel free to respond.

New construction is not as easy as it sounds. There are a LOT of steep learning curves you will need to learn with the little (no?) experience that you have. I wont shoot you down here but just be prepared to learn a lot really quickly and have backup plans when things go south.
