Interestingly, if you start as an investor by assembling a comprehensive underwriting package for a potential funding source, you'll learn a lot in the process because you'll be researching sales comps, rental comps, packaging scope of rehab work, assessing and communicating risks, budgeting and turn-time forecasting, and considering worst-case scenarios.

Be careful, I went to a class in April presented by the Hampton Roads Realtors Association, and We had Chip Dicks an Attorney from Richmond ( he helps write new legislation for the general assembly) come and speak to us on the changes in the laws, and one of the things that they hammered on was the Airbnb.

I looked at an SFR in southeast Wisconsin that superficially looked like a good deal, but on further examination the structure itself appears to be a "prefab" house, i.e. the type of house that was built in a factory somewhere and then trucked to its final location for assembly and installation of mechanical systems.
