It's tough to find good information for novices on DSTs and Leslie's book does a great job of explaining the benefits of 1031s and DSTs in a way that's easy to understand.

I am in Sales & Marketing for a manufacturing company and have a photography business with my wife.I am still a rookie investor, currently with 2 small single family homes as rentals.My goals are to learn daily and build a portfolio of rental properties (residential and commercial) as well as to learn to buy and resell properties.I hope that although I am a novice that I can find ways to chip in and contribute to this community in other ways.Cheers!

I would go with, "You know, I'm really interested in taking this property off your hands so that you can enjoy your retirement as soon as possible, only it might be a little challenging and time consuming to get the right financing for a novice investor like myself from a traditional lender.

I find a lot of investors, especially the novices, pushing others to invest asap or worse advising others to hold personal homes as rentals or to hold on to a bad investment.
