Short Term Leases

Hello! I have a condo in Miramar FL that I want to rent out. I got an email from Nova S University mentioning that students from a medical school nearby are in need of short term and long term leases. I also read on Bigger Pockets a few weeks ago about catering to specific niches. I am considering doing this where I rent my unit out as corporate housing but I'm not sure how to make this work successfully. I'm afraid that I won't have continuous clientele.

Any suggestions for a novice on how to make this opprotunity profitable?
