FL in general is great (we manage 80+ here), the state affords protection from municipalities enacting new rules/bans!

The smoke one I had happen to me first hand and have heard about the new facemask trick going around on a few forums.To have your entire account permanently banned a guest only needs to say that you verbally sexually harassed, threatened them or called them a racial slur.

Hi Pedro, Rent control is banned by state law in all of Florida, so legally you can increase the rent to whatever amount you'd like. 

Palm Desert has banned the vast majority of short-term rentals, R1 and most other zoning is a no-go. 

I have everything lined up to pull the trigger on my first investment property right as the area I'm targeting decided to add owner occupied stipulations to STRs or outright ban them.

I have been amazed as of late on what insurance companies list as banned dog breeds. 

But I know there's rules that it's banned in residential areas, and that taxes need to be collected and all of this.

First, there is the chance that it could be banned by the city. 

Worst case, it gets outlawed in a town AFTER you’ve bought a place there & now you have to sell at a HUGE loss bc there’s no buyer demand once STR use is banned!

And City Council is currently considering new regulations and arbitrage is one of the things they might ban.
