This past legislative session they relaxed the requirement somewhat, but the bottom line is that an appraiser needs to be involved.Also, they don't reassess every year.  

Now you can shop relaxed and get into contract before executing the sale to them.

Frustrating.Obviously since then, some lenders have relaxed their policy/guidelines with respect to 4 property rule.Unfortunately, I wouldn't know who those lenders are -- as I've come up with more innovative techingues/strategies to fund additional properties.

now you can relax and take a vacation or invest in other cities. a good PM will make you very successful and a poor one will cost you thousands.

Hard money lenders and private money lenders will have a little bit more relaxed requirements on the condition of the property.

When I first moved here I was a bit frustrated by how relaxed people are...I wanted everyone to hurry up and get things done.
