Working on a property over in East Riverside (78741) and meets all the criteria for an ADU build but its difficult to stay within the dwelling building lines in a way that isn't awkwardly placed in the yard. 

If you go inland to San Bernadino or Riverside, you might find cash flow properties.

Even in that small area the neighborhoods can differ quite a bit and a deal in sunrise or the glen can look really good on paper but I wouldn't touch it.

Glen Dall I'm thinking just around the Detroit lakes area, I don't know if you're familiar with it but I'm not far from the Fargo/Moorhead area which are much bigger and there might be more opportunity there.
