Real estate investing in socal area

Hello

New member here. Been a student of real estate for a long time. I do own a townhouse in an LA suburb. I had quiet a success renting it out for over two years and now I'm back in my house. I would love to get into rental business but here in socal, deals seems like they're all ripoffs. Prices are out of through the roof and most lenders require 30%+ downpayment. Would love to get started in RE investing but still not sure how to find deals and get around the whole financing ordeal. Anybody has any advice?
