Where are the Macon, GA Investors?

I recently relocated to ATL to get started with my investing. I was doing corporate housing (which I loved) for a few months via rental arbitrage, but pulled back on it when my leases came to an end during the COVID-19. I decided it would be wise to purchase because of certain things that occurred when the pandemic hit. Also became a licensed agent during the quarantine time, so it's provided me with the opportunity to look under the hood so to speak and not have to depend on an agent to provide me with any metrics/info.
Because I'm a firm believer in leveraging OPM and I'll also be a first-time homebuyer, I plan on using FHA. I'm only interested in MFHs, and will be househacking for the first year. I'm looking into some cities outside of the ATL area bc there are very little tris and quads in the city, nor would I feel 100% safe living in certain areas of ATL itself. At the moment, I live just OTP (but of course the price points are higher out here).
I've yet to venture out into other parts of Georgia. I've been interested in Macon bc of the lower price point, but am not sure of the safety factor. My research leads me to believe that there are certain areas I should stay away from. Ideally, I'd love to use one unit within the MFH as an LTR and screen for a tenant who has a voucher for affordable housing and use another unit as a STR (preferably for corporate housing).
Can any Macon investors/residents provide any insight as to where would be the best areas of Macon for a single woman to live? I'm from Brooklyn, so I can handle myself, but the South is a totally different ball game regarding how one "handles" themselves and I haven't gotten to that point just yet.
Or if you would suggest a different area entirely, I'm open to hearing about it. Any insight would be greatly appreciated. I'll probably be taking a drive out to Macon this weekend to actually check out the area further, so if anyone is free to connect - please let me know.

I live in Macon, and have lived literally on all sides. Ga's or atleast, Macon's safety issue is no different from my roots of Philadelphia and crime is higher, but nothing I have not seen. It is much cheaper here. If you need any help let me know.
