Immediate action to evict is always the best choice....no good deed ever goes unpunished.

So maybe also consider a hybrid: buy on MLS freshen up paint and floors and find a PM company.So many options.All the cities you listed are good choices.  

Might be the lot is too small and there is no choice but to rehab the house in its current configuration -- unless you think you can get the adjacent lot, which would have to be out of scope of the conversation.

Not to say it’s the bad choice, but it impacts your numbers and potential exit.

Buy and hold is a great long term strategy, but isn't always the best choice when you're trying to build up your working capital.

It might still be the best choice for you, but keep it in mind. 

This has been a horrible experience and I am really hoping she is out by May 31, otherwise I'll have no choice but to proceed with eviction which she already told me she doesn't want to do.Thoughts please...

I could have saved all that money and bought a rental or what have you ..but its choices.. and its all personal.
