And it's infinitely harder to kick out a tenant for breach of lease agreement - say for excessive noise, or guests that scare your other tenants, etc.

That it makes infinitely more sense to honor the intended waiver and the contract and the money they already collected for the second year, which you feel confident a judge will also find to be the reasonable solution.What a bunch of hooey.

I would get some more experienced and make sure you know what your doing but if done correctly it provides another avenue to buy a property by using it as a down payment but understand if you get a loan in addition to a HELOC down payment you are now potentially 100% leveraged which is infinite returns but if you don't buy the property right and you get a market crash and can't make the payments you can get yourself in trouble.

Angela,I get these leads organically via my website.See I am quite good at SEO, and that really is all you need to get a ton of highly motivated leads for free.Ranking #1 is infinitely better than any kind of marketing, regardless of DMM, Facebook, bandit signs etc. etc.The reason is that people verify confirm, check.. via google.No matter if someone sees an ad on Facebook, bandit signs, etc. etc. to see if the company is legit they will google.To get a second opinion on a quote... they will google.To find more info about anything...

Essentially, if you built the adu with a HELOC, technically, your return would be infinite, since you should be able to finance 100% of it!
