@Craig Montesano It is encouraging to know that there are great portfolio lenders out there.

This encourages the tenant to get it paid in a timely fashion, or, as the property owner I am allowed to contact the utility dept. and ask if the final bill is paid in full.

I hope i will find some encouragement on this forum.I have planned to choose the Rehab area of real estate and educating myself by reading blogs and discuss forum.I would greatly appreciate any feedback and encouragement.Thanks Irfan
