A base would be $100 + per door but I also target properties having the ability to increase rental income short term.The majority of investors claiming high cash flow from day one can do so because they are low balling long term expenses or using the smoke and mirror tactic of high down payment or even full cash purchase.What novice investors fail to understand in paying down the mortgage is that it has zero effect on the positive cash flow from the property.

Since I forsee the possibility of extremely high inflation in the near future, I like the fact that rents can be increased to mirror the inflation rate in 12 months, rather than the 5 years or more of locked in rental rates in commercial properties.

You could also partner to increase the available capital pile, but when you introduce that variable the answer becomes "you could basically do anything with 100k"So the moral of the Cardone story is that he says you should only invest when you aren't using every dime that you have and NEED(which is always easy to say when that time in your life is in the rearview mirror).
