@Austin Lee  I don't know about the local market there but 50% of all the adults in the US are single, up from 37% in the '70s according to the BLS (see http://www.bloomberg.com/news/2014-09-09/single-am... )Do you have data that shows 1/1s are bad or is it just a bias you picked up somewhere?

Keep in mind that families on a budget will have their kids sharing a room, so a 3 BR house will be OK for families of 6 (2 adults and 4 kids); that extra room will only be attractive to larger families (unless an in-home office or TV room is needed by the family).So if you pursue that, be sure the local demographics support you getting higher income for your troubles before you do that extra improvement.

If they are acting rude, inform them that their negativity isn't necessary and that you're trying to come to an agreement with them as an adult and you'd appreciate if they would work with you instead of against you.
