If your strategy is BRRR  then you just add that cost him just like you would a repair or carrying cost (like utilities) and then figure out if the juice is worth the squeeze.

Unless your net worth is in the 8 figures, and/or you are doing some seriously risky business with a very high liability and probability of getting sued (which I would not place well run buy and hold real estate in decent neighborhoods), then you would be best served IMO to do the same because the juice just isn't worth the squeeze.
