I'm a big fan of DYI stuff.

The market over there is tough but I am looking every day hoping more reasonably priced stuff will come up.

And the weight and number may be just the thing to prevent discrimination...see if you can get it to 50 or 100 lbs, if that is your goal....might be easier to enforce, too, for an HOA than breed specific stuff.

This is good for a lot of reasons… first, I believe that it’s impossible to determine the condition of the unit when it is still full of stuff.  

@John Thedford   lenders all have different criteria for seasoning.. best he talk to a mortgage broker who does this stuff as their primary vocation.

Tell her to get pre approved for a loan or have her look around for state grants or programs that she might qualify for, sometimes they have no money down grants and stuff like that.
